Here’s the mid-October snapshot for the three towns I track most closely: Piedmont, Mustang, and NW OKC.
I pulled two price bands so you can see the difference between the core range and the move-up range. All closed-sales numbers below are the last 90 days. Active listings and median days on market are current as of the 10/15–10/17 pull.
Price Band: $200k–$350k
Piedmont
33 active · 25 closed · ~4.0 months of supply · median 49 days
Mustang
55 active · 56 closed · ~3.0 months of supply · median 28 days
NW OKC
288 active · 222 closed · ~3.9 months of supply · median 18 days
This band is still the tighter one. “Tighter” means homes are being absorbed more quickly relative to how many are listed. Buyers have fewer choices and less room to negotiate; sellers have more leverage. You see it here in the lower months of supply (especially Mustang at ~3.0) and shorter median days on market. Mustang is moving the fastest of the three. NW OKC has the most volume and the shortest median days. Piedmont has fewer sales and a longer median time on market.
Price Band : $400k–$600k
Piedmont
23 active · 7 closed · ~2.3 months of supply · median 65 days
Mustang
23 active · 7 closed · ~7.7 months of supply · median 60 days
NW OKC
89 active · 66 closed · ~4.0 months of supply · median 23 days
Volume drops in this range. Piedmont and Mustang only saw seven closed sales each in the last 90 days, so the months-of-supply number can move with just a couple of transactions. NW OKC still has more activity and shorter median days. This band is looser in most of these towns — buyers generally have more options and more time.
What this means
If you’re shopping under $350k, you’re looking at a market that is still absorbing homes at a steady pace, especially in Mustang and NW OKC. If you’re in the $400k–$600k range, the picture depends more on the specific house and the town. Thin closed-sale counts in Piedmont and Mustang mean pricing and condition matter more than the headline months-of-supply figure.
